Job Description / Responsibility
  • Thermal & Pneumatic Infrastructure Management
  • Manage and execute preventive maintenance (PM) and diagnostic testing for high-capacity thermal assets (e.g., Centrifugal Chillers, Hot Water Generators, Screw Compressors, and AHUs).
  • Act as the first responder for mechanical faults, refrigerant leaks, or pressure drops to minimize production downtime and maintain facility climate stability.
  • Maintain rigorous maintenance logs and update equipment history, including runtime hours and oil/refrigerant analysis, within the CMMS or ERP.
  • System Reliability & Operational Integrity
  • Monitor system performance parameters (approach temperatures, refrigerant pressures, dew points, and Delta T) and take corrective actions when deviations occur.
  • Oversee the accuracy of environmental data, ensuring air change rates, humidity levels, and room pressures meet defined cleanroom or production standards.
  • Lead Root Cause Analysis (RCA) for HVAC failures or steam/air quality excursions and implement Corrective and Preventive Actions (CAPA).
  • Infrastructure Projects & System Commissioning
  • Plan and execute utility projects, such as the installation of Variable Frequency Drives (VFDs), upgrading BMS (Building Management System) controllers, or commissioning new HWG units.
  • Coordinate with OEMs, HVAC contractors, and specialized inspectors for boiler certifications, refrigerant recovery, and balancing of air/water systems.
  • Ensure all thermal projects are completed within budget, meet ASHRAE/mechanical codes, and align with energy efficiency benchmarks.
  • Consumables & Critical Spares Management
  • Track inventory for critical spares (filters, belts, actuators, gaskets), specialized lubricants, and refrigerants to avoid operational delays.
  • Ensure proper storage and handling of hazardous materials, including pressurized gas cylinders, water treatment chemicals for cooling towers, and fuel for generators.
  • Safety, Environmental & Regulatory Compliance
  • Enforce strict adherence to OSHA, EPA (Refrigerant Management), and local pressure vessel regulations during all operational activities.
  • Lead safety protocols, including Lockout/Tagout (LOTO) for high-pressure systems, chemical handling safety, and the management of Safety Data Sheets (SDS).
  • Serve as the primary technical point of contact for environmental audits or energy inspections by providing emission logs, refrigerant tracking, and compliance documentation.
  • Technical Leadership & Coordination
  • Coordinate with Production and QA/QC to prioritize cooling/heating loads and compressed air supply based on manufacturing schedules.
  • Mentor and train Junior Operators on psychrometric charts, BMS interface navigation, and safe boiler start-up/shutdown procedures to ensure team competency

  • Technical Methodologies: Expertise in psychometrics (humidity/temp control), refrigerant leak detection, and combustion analysis for boilers/HWGs.
  • Instrumentation: Proficiency in using manifolds, ultrasonic leak detectors, hydrometers, and BMS (Building Management System) interfaces to ensure peak thermal performance.
  • Operational Analytics
  • Data Interpretation: Advanced ability to analyze thermodynamic trends, pressure-enthalpy charts, and perform Root Cause Analysis (RCA) on mechanical or pneumatic failures.
  • B. SKILLS & ABILITIES
  • Technical & Maintenance
  • System Proficiency: Hands-on experience with SCADA, BMS (Building Management Systems), and SAP (PM/QM) for real-time climate monitoring and asset management.
  • Maintenance Excellence: Expert in planning and executing Preventive and Predictive maintenance (e.g., vibration analysis, oil sampling) for compressors, pumps, and motors.
  • Calibration & Troubleshooting: Skilled in calibrating thermostats, pressure transducers, and actuators, and diagnosing complex refrigeration or pneumatic faults.

  • Leadership: Proven ability to lead technical teams, manage shift handovers, and foster a "Safety-First" culture regarding high-pressure systems.
  • Technical Communication: Translating complex HVAC/energy data into clear reports for management and non-technical stakeholders.
  • Stakeholder Management: Coordinating with HVAC contractors, environmental auditors (EPA/local air quality), and energy utility vendors.
  • Resource Management
  • Operational Efficiency: Optimizing COP (Coefficient of Performance) for chillers, managing air leak audits, and tracking MTBF/MTTR metrics for utility assets.
  • Inventory & Cost Control: Overseeing refrigerant gases, filtration media (HEPA/ULPA), and critical spare parts for burners and compressors.

  • Physicality: Ability to work in mechanical rooms (often loud/warm), climb ladders for rooftop unit access, and handle pressurized cylinders safely.
  • Flexibility: Availability for rotating shifts, on-call emergency response for climate-critical areas, and weekend coverage
